Questions

Every valuation states its own confidence as the probability the true price sits within 10% of the figure, and says what is holding that number down. An estimate built only by rolling a past sale forward on an index lands within 10% of a surveyor about half the time; blending several independent reads and pricing the unknowns is what closes that gap. It is an evidence-weighted estimate, not a RICS valuation.

HM Land Registry Price Paid Data for sales, the UK House Price Index at local-authority level by property type for indexing, the EPC register for floor areas, and a licensed automated valuation model once the physical facts are confirmed. Each read shows its own working.

Portal estimates are widely acknowledged to run 10 to 20% out either way because condition, layout, improvements and lease length are invisible to them, and they rarely say so. We show you every read separately, so when they disagree you can see it rather than being handed one confident number.

Yes, and that is the point. Condition, floor area, bedrooms, lease length and cladding status can all be confirmed on the result, and the figure and its range recompute as you do. Confirming everything also unlocks the independent model read.

England and Wales, where Price Paid Data covers registered sales. Scotland and Northern Ireland are not covered and the page says so rather than guessing.
