1. What PropM8 provides
PropM8 Limited (company number 17101112) provides Property Intelligence Reports — early-stage due diligence summaries built from public and licensed data sources. Reports are informational and do not constitute legal, financial, valuation, or surveying advice.
2. Not a substitute for professional advice
A PropM8 report complements, but does not replace, a solicitor's conveyancing searches, a RICS survey, or independent mortgage advice. See our Methodology page for exactly what is and isn't confirmed in a report.
3. Payment and refunds

4. Liability and use of reports
A PropM8 report is indicative only. It is compiled from public data that can be incomplete, out of date, or wrong, and it is not a substitute for professional legal advice, a survey, or the formal conveyancing searches your solicitor carries out before a purchase. You should not rely on a report as the sole basis for a decision to buy, sell, or lend against a property. Always confirm anything that matters with a qualified professional before you commit. To the extent the law allows, PropM8 is not liable for any loss arising from your reliance on a report.
